NOTICE OF BID

SALE OF COUNTY-OWNED SURPLUS REAL PROPERTY

Sealed bids to purchase surplus County-owned real property will be received by the County Attorney’s Office, 840 W. 11th Street, Panama City, Florida 32444, until 2 p.m. on June 15, 2023.  The County Attorney’s Office is the only point of contact for this bid, and all questions must be submitted in writing to the County Attorney’s Office.

Sale Conditions:  The property is being sold “AS IS”, “WHERE-IS” and “WITH ALL FAULTS”.  The property was acquired by Bay County by tax deed.  Bay County makes no warranty, guaranty, or representation of any kind, express or implied, as to the marketability or chain of title to the real property, the status of or transferability of any personal property on the real property, specifically including any mobile home located thereon, the legal access to the property, zoning, road frontage, water/sewer/electric availability, environmental conditions, or physical attributes of the property. Bay County makes no warranty, guarantee, or representation of any kind, expressed or implied, to the merchantability or fitness for any purpose of the real property offered for sale or of quiet enjoyment. The buyer is not entitled to any payment for loss of profit or any other money damages – special, direct, indirect, or consequential.  The transfer will be by statutory county deed with no warranties of title.  Bay County does not provide an abstract of title, survey, or title insurance.

It is strongly recommended that you inspect the real property and complete a title search before bidding. Additionally, any or all photographs or other representations are for information purposes only and may not or do not factually represent the current day due to date differences, vegetation growth, and so forth. All dimensions are approximate. In some cases, the real property is only in the vicinity of the street named in the advertisement.

Bay County reserves the right, in its sole discretion, to remove real property from the sale and reject any bids submitted.

In addition to the accepted bid amount, the winning bidder is responsible for: all taxes and fees on the conveyance, and all recording costs (approximately $18.50). Bay County will contact the winning bidder with the tax, recording cost, and auction fee amounts, and other deed transfer information. The real property will not be transferred until all amounts due are paid in full.  The closing must be completed within 15 days after the bid closing.

Any other costs or fees incurred by the winning bidder, for example, private attorney, title insurance, closings, survey, tests or examinations, and the like, are the sole responsibility of the winning bidder.
